Fourteen beds, one kitchen, no stairs, and a backyard that keeps three generations busy in three different ways at once. Grandparents get a king bed and a quiet solarium. Kids get bunks, a pool and a putting green. Everyone gets the same fire pit at the end of the night.

Reunions fall apart in the logistics: four hotel rooms on three floors, a restaurant that can't seat twelve, a rental car shuttle for the cousins. Hill Country Briar Retreat is built to remove all of that. It's a single-story house in a quiet San Antonio neighborhood that sleeps fourteen, with one chef's kitchen, one long counter for breakfast tacos, and one backyard where the whole family can be in the same place without being on top of each other.

Who sleeps where

Three proper bedrooms and the Bunk Salon. The primary suite has a king; so does Bedroom Two — the natural rooms for grandparents or the two couples who organized the whole thing. Bedroom Three is a queen. The Bunk Salon, under its green-striped ceiling, holds two full-over-full bunks: eight kids or cousins, and the room they'll talk about for years. Two full baths serve the house.

The backyard does the childcare

The heated pool is the center of gravity from mid-morning on. Around it: a hot tub, a thatched tiki bar for the adults, a pickleball and basketball court under the oaks, and a backyard putting green for barefoot mini golf. When the sun drops, the fire-pit lounge and string lights take over. Nobody has to plan an activity; the house is the activity.

Rain, heat, or a nap-time truce

Indoors there's a game room with a pool table, shuffleboard and arcade classics — under a neon sign that says Kick Off Your Boots — plus a sunlit solarium with egg chairs where the early risers take their coffee and the late sleepers hide with a book. The kitchen has a real coffee bar. The living room gathers around a stone fireplace.

Getting everyone here

San Antonio International is an easy drive, and the house is a base for the things multi-generational groups actually do: the River Walk and the Alamo downtown, the Missions trail, the Pearl for a long brunch, and Morgan's Wonderland — the fully accessible theme park — about twelve minutes away. Is the house good for older relatives?

It's a single story — no stairs anywhere. The two king bedrooms are the quietest rooms in the house, and the solarium is a calm place to sit while the pool is busy.

Is the pool heated?

Yes. The hot tub is beside it.

Can we cook for everyone?

The kitchen is a chef's kitchen with a coffee bar, and there's an outdoor grill with long-table dining under the sky. Most groups do one big cook night and eat out the rest.

Where is the house?

San Antonio, centrally located to the River Walk, the airport, Six Flags Fiesta Texas and the Hill Country day trips — about an hour from Austin. The exact address is shared once you book.
